Water testing

NJ Private Well Testing Act (home sales)

If you're selling a home with a private well in New Jersey, a certified lab has to test the water before closing. Buyers and sellers both see the results. Sellers should order the test six to eight weeks ahead, since a failed result can mean treatment and a retest before closing. Buyers should read the full report, not just pass or fail, because iron, manganese and hardness affect daily life even when they're not health issues. See water testing for how the Act works.

Iron & manganese

Sediment and iron filters, carbon for odor, and, when a lab result calls for it, additional stages before the water reaches the softener or the house. Our team sets backwash drains and bypasses so a filter can be serviced without shutting the well off for the day.

Iron and orange staining

Orange or brown stains in sinks, toilets and laundry usually mean iron in your well water. A softener can handle small amounts of dissolved iron, but higher levels foul the resin and keep staining. That's when an iron filter for well water is the right next step. It goes ahead of the softener and removes the iron first. A water test tells us which type of filter fits.

Sulfur / rotten-egg odor

A rotten-egg smell usually comes from hydrogen sulfide in the well. If you only smell it in hot water, the water heater is often the cause, and a different anode rod may fix it. If it's in cold water too, treatment depends on the test results. Options include an air-injection filter that removes the sulfur, carbon for light odor, or chlorination for stronger cases.

UV disinfection (bacteria)

UV disinfection is used when a lab test finds bacteria, such as coliform or E. coli, in your well. The well is usually disinfected first, then a UV system goes on the main line to treat water as it flows. UV needs clear water to work, so sediment, iron or hardness may need treatment ahead of it. The bulb needs replacing about once a year. Retest after installation.

Radon in water

Radon can be present in groundwater in parts of New Jersey. The only way to know is a lab test. If your results show radon in your water, call us and we'll talk through next steps.

What if my well fails the Private Well Testing Act test?

It depends on what failed. Bacteria usually means disinfection and possibly UV. Nitrate, arsenic or PFAS each need a specific treatment system. Send us the lab report and we'll tell you what fits, then retest after treatment.

Do I need to retest after installing treatment?

Yes. A follow-up lab test is the only way to confirm the treatment is working, and a buyer or lender may ask for it.
